Scope of Works

  • Initial site survey and detailed measurements of the existing bathroom space, including assessment of external walls, existing plumbing runs, electrical circuits, and structural condition of walls and ceiling
  • Full protection of all adjacent areas, hallways, and flooring with dust sheets and protective coverings to prevent damage during the renovation
  • Complete strip-out of the existing bathroom — removal of all old sanitaryware, wall and floor tiles, plasterboard ceiling, existing extraction system, and all redundant pipework and electrical wiring back to first fix
  • Disposal of all waste materials responsibly in accordance with local waste regulations, including skip hire and licensed waste removal
  • Structural assessment of external blockwork walls to determine insulation requirements for this external-facing bathroom
  • Installation of compressed insulation between the plaster and blockwork on all external-facing walls, creating a thermal barrier to prevent heat loss and condensation — ensuring the bathroom remains warm and comfortable even during the coldest winter months
  • All internal walls stripped back and fully replastered with a multi-coat plaster system to achieve a perfectly smooth, flat surface ready for tiling
  • New moisture-resistant plasterboard ceiling constructed with timber battens, including provision for recessed LED downlight positions and extraction fan ducting
  • Ceiling skimmed with two coats of multi-finish plaster for a seamless finish
  • New opening cut through the external wall for the bathroom extraction system, including structural support, weatherproof external grille, and ducting run from fan unit to external outlet
  • First fix plumbing — new hot and cold water supply runs in copper and plastic pipework routed to all sanitaryware positions (shower, basin, and toilet), including isolation valves at each point for future maintenance access
  • Waste plumbing installed with correct falls and gradient for the shower tray, basin, and toilet, using solvent-weld waste pipe to ensure leak-free connections
  • Soil pipe connection checked and renewed where necessary to accommodate the new toilet position
  • First fix electrical work — new radial circuit run from the consumer unit for the bathroom, including RCD protection in compliance with BS 7671 18th Edition wiring regulations
  • Electrical provisions installed for recessed LED ceiling downlights, extractor fan with permanent live and switched live feeds, electric heated towel rail with fused spur, and underfloor heating thermostat with dedicated supply
  • Underfloor heating installation — 10mm insulation boards laid across the entire floor area to prevent downward heat loss, followed by the electric heating cable system secured with the decoupling mat across the full 3m² floor area
  • Underfloor heating system tested and verified with resistance and insulation readings recorded before any floor covering is applied
  • Digital thermostat mounted at an accessible height with the floor sensor probe correctly positioned between heating cables
  • Full waterproofing and tanking of the shower area using a two-coat liquid membrane system applied to walls and floor within the wet zone, including all corners and junctions sealed with waterproof tape to prevent any moisture penetration
  • Floor levelling and preparation — self-levelling compound applied where necessary to achieve a perfectly flat surface for tiling over the underfloor heating system
  • Wall tiling — metro tiles installed as a feature wall in the shower area with a traditional brick bond pattern, including careful cutting around shower valve, riser rail, and shower head outlets
  • Remaining walls tiled with 60x30cm porcelain wall tiles in a staggered brick bond layout, ensuring consistent grout lines and precise alignment at all internal and external corners
  • Floor tiling with coordinating porcelain tiles, cut and fitted around the shower tray, toilet, and basin pedestal with neat edge finishing
  • All tile cuts made with a professional wet tile cutter for clean, chip-free edges
  • Grouting of all wall and floor tiles with a colour-matched flexible grout suitable for use with underfloor heating systems
  • Second fix plumbing — connection of all sanitaryware including shower valve, basin tap, and toilet cistern, with full testing of hot and cold supplies, water pressure, and drainage flow
  • Second fix electrical — wiring and connection of ceiling downlights, extractor fan, heated towel rail, and underfloor heating thermostat, including earth bonding and circuit testing
  • Installation and connection of the intelligent bathroom extraction fan into the pre-prepared wall opening, including commissioning of humidity sensor and app-based controls
  • Silicone sealing throughout — all joints between tiles and sanitaryware sealed with premium mould-resistant sanitary silicone in a colour-matched finish, including shower tray perimeter, basin-to-wall junction, and toilet base
  • All bathroom accessories precisely positioned and securely fixed to tiled walls with correct fixings
  • Ceiling painted with two coats of moisture-resistant brilliant white bathroom paint
  • Door furniture, threshold strip, and any architrave finishing completed
  • Full system commissioning — all plumbing tested for leaks under mains pressure, all electrical circuits tested and certified, underfloor heating system run through a full warm-up cycle, extraction fan operation verified
  • Final snagging inspection covering every detail — tile alignment, grout consistency, silicone neatness, fixture operation, and overall finish quality
  • Professional deep clean of the entire bathroom and all fixtures, removal of all protective coverings, and handover to the client with care and maintenance guidance

This high-end bathroom renovation in Walthamstow, East London was a comprehensive project that required careful planning and skilled execution from start to finish. The existing bathroom was an external-facing room with no central heating connection — a common challenge in Victorian and Edwardian properties across East London — meaning special consideration had to be given to insulation, heating, and moisture management.

Our client wanted a complete transformation: a modern, luxurious bathroom with a cohesive matt black design theme, premium fixtures from Victorian Plumbing, and practical solutions for the unique challenges of an external bathroom. The result is a beautifully crafted space that stays warm year-round thanks to electric underfloor heating, compressed wall insulation, and an independent electric heated towel rail.

Every aspect of this renovation — from the initial strip-out down to blockwork through to the final snagging inspection — was handled by our experienced team. The project demonstrates our ability to manage complex renovations where structural, plumbing, electrical, and finishing trades all need to be carefully coordinated.

What This Bathroom Renovation Included

A complete strip-out and rebuild with premium finishes throughout

Complete Strip-Out & Rebuild

Full removal of all existing fixtures, tiles, ceiling, and redundant services. Walls replastered and a new moisture-resistant ceiling constructed from scratch, providing a perfect blank canvas for the renovation.

Thermal Insulation & Weatherproofing

Compressed insulation fitted between plaster and blockwork on all external-facing walls. Combined with underfloor heating, this ensures the bathroom stays warm and condensation-free even in the depths of winter.

Full Re-Plumb & Drainage

Complete re-plumb with new hot and cold water supplies, isolation valves at every fixture, and correctly graded waste pipework. All work pressure-tested and compliant with UK building regulations.

Electrical & Underfloor Heating

New dedicated bathroom circuit with RCD protection. Warmup DCM-PRO electric underfloor heating across the full 3m² floor with Tempo thermostat. LED downlights, extractor fan, and heated towel rail all independently wired.

Feature Tiling & Finishing

Metro tile feature wall in the shower area paired with 60x30cm porcelain tiles on remaining walls. Precise cutting around all fixtures, colour-matched flexible grout, and professional silicone sealing throughout.

Intelligent Ventilation

New wall opening created for the Vent-Axia SVARA smart extractor fan with built-in humidity sensor, app control via Bluetooth, and whisper-quiet 17dB operation. Essential for managing moisture in this external bathroom.

Design Choices & Matt Black Theme

The defining aesthetic of this Walthamstow bathroom renovation is the cohesive matt black design theme that runs throughout every fixture and accessory. From the Arezzo thermostatic shower system and basin mixer tap through to the heated towel rail, mirror cabinet, and accessories — every element was carefully selected from Victorian Plumbing’s matt black range to create a unified, contemporary look.

Matt black bathroom fixtures have become one of the most sought-after trends in modern bathroom design, and for good reason. The finish adds depth and contrast against lighter tile colours, creating a striking visual impact that feels both industrial and sophisticated. Unlike chrome, matt black does not show water marks or fingerprints as readily, making it a practical choice for everyday use.

The Tiling Scheme

We used a deliberate contrast in the tiling design — classic metro subway tiles as a feature wall within the shower area, paired with larger 60x30cm porcelain wall tiles on the remaining walls. The metro tiles bring a timeless, textural quality to the shower zone, while the larger format tiles on the surrounding walls create a clean, modern backdrop with fewer grout lines. Both tile types were sourced from Victorian Plumbing to ensure colour coordination.

Solving the External Bathroom Challenge

Perhaps the most important design decision was how we addressed the thermal performance of this external-facing bathroom. With no connection to the property’s central heating system, we implemented a three-pronged heating strategy:

  • Compressed wall insulation between the plaster and blockwork acts as a thermal barrier, dramatically reducing heat loss through the external walls
  • Warmup DCM-PRO electric underfloor heating (3m² system with 10mm insulation boards underneath) heats the floor directly and radiates warmth upward through the space
  • E-Diamond electric heated towel rail with built-in digital thermostat provides independent warmth and keeps towels dry — operating completely independently of any central heating system

Together, these three systems ensure the bathroom is always warm, dry, and ready to use — even on the coldest mornings. The Warmup Tempo thermostat in piano black allows precise temperature scheduling, while the Vent-Axia SVARA extractor fan’s humidity sensor automatically activates to manage moisture levels.
